Bungalows for Sale in Pickering: A Downsizer's Guide
Bungalows for sale in Pickering are the most-asked-about homes in my downsizing practice, and for good reason. One floor, no stairs to the bedroom, a real yard, and often a lot big enough to matter later. If you're thinking about your next move, or helping a parent think about theirs, here's what I'd tell my client.
I've sold real estate in Pickering, Ajax and Whitby for 15 years. Before that, I was an Investment Executive at ScotiaMcLeod and a Financial Planner at Scotiabank. So I look at a bungalow the way I used to look at an investment: the house, the land under it, and what it will be worth to the next buyer.
Where to find bungalows in Pickering
Most of Pickering's bungalows sit south of the 401, in neighbourhoods built in the 1960s and 70s. North of the 401, the stock shifts to two-storey subdivision homes. So if one-floor living is the goal, start your search in the south.
A classic West Shore bungalow: brick, one floor and a mature, treed lot.
| Neighbourhood | What you'll find | Why a downsizer might like it |
|---|---|---|
| Village East | 1960s–70s bungalows and backsplits on mature lots | Next door to Pickering Village shops and the Duffins Creek trails. I live just across the line. |
| West Shore | Bungalows and raised bungalows, plus 1960s–70s Tudor and colonial styles | Close to Frenchman's Bay, the waterfront and Pickering GO |
| Bay Ridges | Older bungalows, often the most affordable detached entry point | Lake, trails and the Liverpool Road shops within a short drive |
| Woodlands | Bungalows and backsplits on larger, treed lots | Quiet, established streets close to Kingston Road |
| Rougemount and Rosebank | Larger, established lots near the Rouge Valley; many older homes have been rebuilt | For buyers who want land and trees, at a higher price point |
Not every one-floor home in Pickering is a 1960s original. In Amberlea, where I've owned for years, you'll also find modern bungalofts: the main bedroom on the ground floor, plus a loft or guest rooms upstairs. For a downsizer who still wants room for visiting kids and grandkids, it's often the best of both.

One honest note on Rougemount Drive: buyers often search for houses for sale on Rougemount Drive in Pickering because of those big, established lots. Some of the original homes there are bungalows, but many have been replaced by custom builds. Expect a wide price range on a single street.
What the market looks like this fall
This is a balanced market, and that's good news for a well-prepared downsizer. Here are the variables I'm watching:
- Durham homes are selling at about 98% of asking, in about 30 days (Durham MLS daily report, Oct 17, 2026). Sellers who price right still sell. Buyers have room to negotiate.
- There are 216 detached homes listed in Pickering today, at a median asking price of $1,199,000 (Oct 19, 2026). That's real choice, but bungalows are a small slice of it, and the good ones still move.
- GTA condo apartment prices are down 7.7% from last year (TRREB, September 2026). If you're selling a family home and buying something smaller, you may be selling into a steady market and buying into a soft one.
Here's the opportunity: a quieter fall means fewer buyers competing with you for the same bungalow. Here's what I'd negotiate: price, yes, but also your closing date. Downsizers often need time to sort a lifetime of belongings, and a flexible closing is worth real money.
Five things I'd check before you buy a Pickering bungalow
Most of these homes are 50 to 60 years old. That's often where the value is, and where the surprises are. If my client called me today about a bungalow, here's exactly what I'd tell her to look at:
- The bones behind the paint. Ask about the roof, windows, furnace, electrical panel and plumbing. A 1960s home may have original wiring or galvanized pipes. Get a home inspection, every time.
- The basement. Many bungalows have a finished lower level with a side entrance. Check for dampness and how the space was finished. A legal second unit is a different thing from a finished basement, so ask the City of Pickering before you count on rental income.
- Truly one-floor living. Count the steps to the front door and from the garage. Look at the bathroom: is there room for a walk-in shower or grab bars later? Plan for the next 15 years, not just this one.
- The lot itself. Larger lots in south Pickering can carry real land value. For a buyer, that can protect the investment. For a seller, the right buyer may see a renovation or rebuild opportunity, and that can change what your home is worth.
- The street, not just the city. Walk it at different times of day. Distance to a GP, a pharmacy, groceries and transit matters more at 75 than at 45.
Tax questions on the sale of your home go to your accountant. Mortgage questions go to your lender. I'll connect you with people I trust.
When it's Mom or Dad who's moving
Often the first call doesn't come from the homeowner. It comes from a daughter or son: "Mom can't manage this house anymore. What do we do?"
That conversation needs time, respect and a plan. In my practice, I bring the whole family to the table: the parent, the adult children, and sometimes an executor or lawyer. Everyone gets heard. Then we work toward one goal: the right next home, and the best price for the current one.
A bungalow can be the perfect middle step. It keeps a yard, a garden and a front door of their own, without the stairs. For some families, it's the home that lets a parent stay independent for many more years.
I'm your advisor, but this is your ballgame. You and your family make the final call.
Thinking about a bungalow?
I live in Pickering Village, I've owned in Amberlea for years, and my kids go to school in Whitby. I know these streets because I live on them.
