Ranked #1* in Lawrence Park North, Thanks to My Clients
I’m proud to share that my clients’ reviews have made me the #1* ranked agent in Lawrence Park North.
One of those reviews came from a client whose family trusted me with their late cousin’s estate, a luxury home in the neighbourhood. The family was grieving, and they had a clear goal: sell for the best price, and sell fast. The home sold within a week of hitting the market.
Here’s how my client put it:
“We’ve used several real estate agents over the years and by far, Nicole surpassed all of them. Her knowledge, professionalism and ability to connect with people along with her marketing strategies contributed to our success in selling our late cousin’s estate. We wanted to sell for the best price fast and she accomplished that within a week of it being on the market. Thanks again Nicole!”

Born and raised in Toronto
I’m a Toronto girl. I grew up in Scarborough and North York, and I spent six years as Managing Broker of a Toronto Century 21 office. Today I live and work in Durham, but Toronto isn’t a market I study from a distance. It’s home.
416 Roots. 905 Expertise. I serve clients across the city, from midtown streets like Lawrence Park North to the East GTA.
Why a financial planner is the right person for an estate sale
Before real estate, I was an Investment Executive at ScotiaMcLeod and a Financial Planner at Scotiabank. That background is exactly why estate work fits me.
An estate sale isn’t just a listing. It’s an executor carrying a legal responsibility. It’s beneficiaries who each have a view. It’s an empty house that still costs money every month in taxes, insurance and utilities. And it’s a family going through all of it while they grieve.
I understand that whole picture, and I work alongside the estate lawyer and the accountant from day one. I’m not either of them, and I always refer legal and tax questions to them. But I speak their language, so the family isn’t stuck translating between us.
Here’s how I run an estate sale:
- Start with the number. I prepare an opinion of value early, so the executor has a clear starting point for the family and the professionals.
- Get everyone on the same page. Many voices, one goal. Every family member is heard, and nobody feels rushed.
- Prepare the home. I bring in trusted clean-out, repair and staging vendors, so the family doesn’t have to manage it all.
- Market it to the right buyer. A luxury home needs a strategy built for luxury buyers, not a standard listing.
- Negotiate, and keep the family informed. Here are the variables. Here’s the opportunity. Here’s what I’d negotiate. Then the executor makes the call.
Luxury homes need a different playbook
At a luxury price point, a small pricing mistake becomes a very large dollar mistake. Price too high and the home sits, which costs an estate time and money. Price too low and the family leaves money on the table.
My investment background is how I get that number right. I read a home the way I used to read an investment: comparable sales, condition, the land, and what the next buyer will pay for. Then the marketing has to match the home. This family got both, and the result was a sale in under a week.
If you’re an executor right now
Grief has its own timeline. The sale can work around it.
